Demand for industrial space serving advanced manufacturing, aerospace, logistics and research users is driving a new development along Colorado’s US-36 corridor. Construction has started on AirPark 36, a 122,000-square-foot industrial facility in Broomfield, Colorado, with completion targeted for the second quarter of 2027.
The development is located at 10355 W. 120th Avenue in Broomfield, adjacent to Rocky Mountain Metropolitan Airport and within the US-36 Innovation Corridor.
The 7.92-acre project will feature 28-foot clear heights, 20 dock-high doors, six drive-in doors and electrical capacity of up to 6,000 amps. The building is being configured to accommodate either a single occupant or multiple tenants.
Available configurations will range from approximately 20,000 square feet to the full 122,000-square-foot building, providing flexibility for businesses with different space requirements.
Alcorn Construction is serving as general contractor, with Intergroup Architects and Proof Civil Consulting Engineers among the project team. CIBC and Cushman & Wakefield are also participating in the development.
AirPark 36 is positioned between Denver and Boulder with access to US-36 and other regional transportation routes. The location also places the project near employers and businesses operating in aerospace, technology, bioscience and professional services.
The development is being undertaken by Silver Point Development in partnership with Walker & Dunlop Investment Partners. Construction is expected to continue through the first half of 2027, with delivery planned for the second quarter.
AirPark 36 adds 122,000 square feet of flexible industrial capacity to the Broomfield market. Its combination of loading infrastructure, high electrical capacity and adaptable tenant configurations is intended to support a range of industrial and technology-oriented users.
For construction and development stakeholders, the project also illustrates continued investment in industrial properties positioned near major transportation corridors and established employment centers.
