Bethany Bay Industrial Project Breaks Ground in Glendale

GLENDALE, ARIZ. — IndiCap and VAC Development have launched construction on Bethany Bay, a new Class A shallow-bay industrial project planned to support the growing demand for highly functional warehouse and flex facilities in the West Valley. The development is valued at $31 million and located at 16380 and 16840 W. Bethany Home Road in Glendale. Completion is expected in August 2026.

The 136,800-square-foot project will consist of two multi-tenant industrial buildings designed to serve a range of small to mid-size logistics and light manufacturing users — a sector seeing strong interest as e-commerce operations expand across the Phoenix Metro area.

Building 1 will total 98,060 square feet and feature a 28-foot clear height and 5,000 amps of power, providing layout flexibility for operational equipment, inventory storage and light production. Building 2 will add 39,226 square feet with a 24-foot clear height and 2,500 amps of power. Suite sizes across the project will range from 4,500 to 18,000 square feet, offering scalability as tenant needs evolve.

To accelerate tenant occupancy, Building 2 will deliver with fully built-out speculative office areas ranging from 800 to 1,100 square feet. Each suite will connect directly to warehouse space and come equipped with HVAC, lighting and restrooms — allowing businesses to move in and begin operations with minimal downtime.

The development team includes Berkeley Partners as senior lender and Olive Point Capital providing preferred equity. Newmark arranged lender placement, while Colliers will lead leasing efforts. Ware Malcomb is serving as architect and civil engineer, and FCL Builders is the general contractor. MIke Schwab of Land Advisors represented IndiCap throughout project planning and land efforts.

Bethany Bay adds to a growing pipeline of industrial construction in Glendale, which has emerged as a Southwest logistics hub driven by its proximity to major highways, rail access and consumers. The shallow-bay design targets companies needing regional distribution space close to workforce populations — a segment not always served by the area’s large-scale fulfillment centers.

Developers noted that industrial availability in the West Valley is tightening, creating a market ripe for well-located smaller footprints that prioritize speed-to-market, power capacity and flexible design.

Once delivered, Bethany Bay is expected to generate new employment opportunities and support business growth tied to Arizona’s expanding manufacturing, supply chain and tech-enabled industries.
