
Continued residential growth along the U.S. 280 corridor is creating demand for additional multifamily housing in the Birmingham metropolitan area. Thompson Thrift is responding with plans for a 300-unit apartment community in Chelsea, Alabama, a growing city in Shelby County.
The development, named Rivet, will be built on approximately 29 acres and is expected to welcome its first residents in late 2027.
Rivet will feature a mix of one-, two- and three-bedroom apartment units. Planned residences will include quartz countertops, stainless-steel appliances, tile backsplashes, hardwood-style flooring, full-size washers and dryers, smart-home technology and walk-in closets.
Some units will also include private patios, balconies or yards.
The development's amenity program will include a heated swimming pool, fitness center, pickleball court, grilling areas and a fire pit. Additional facilities are planned for resident recreation, work and package management, including a social area with billiards and shuffleboard, business center with conference and focus spaces, and an Amazon package hub.
A dog park and pet spa are also included in the development plans.
The project is positioned near major employment, healthcare, retail and educational destinations in the Birmingham region. Nearby locations include Grandview Medical Center, Meadow Brook Corporate Park, Tattersall Park, The Summit Mall, the University of Alabama at Birmingham and Samford University.
The U.S. 280 corridor contains more than 18 million square feet of shopping, dining and entertainment space, according to Thompson Thrift. Additional planned commercial development in the surrounding area includes a retail center and a technology and life sciences office park.
Chelsea's population has increased by approximately 16% since 2020, reflecting continued residential growth in the Birmingham metropolitan area. Shelby County also has a significant employment base in healthcare, technology and banking.
Construction of Rivet is planned to support initial resident occupancy in late 2027. The development is being capitalized through equity from the Thompson Thrift 2025 Multifamily Development, LP.
For developers and construction stakeholders, the project adds 300 multifamily units to a rapidly growing suburban market and expands the supply of rental housing along a major Birmingham-area commercial corridor. Its mix of residential units, recreational amenities and work-oriented facilities reflects the requirements being incorporated into new multifamily developments serving expanding employment centers.
