Purpose-built student housing developers continue to expand near major university campuses to meet growing demand for modern residential communities. CCI Real Estate has launched preleasing for 290 Lumpkin, a mixed-use student housing development adjacent to the University of Georgia in Athens.

The project, currently under construction, is expected to welcome its first residents in summer 2027.

Mixed-Use Development Features

The eight-story development will provide 243 fully furnished residential units totaling 353 beds in studio, one-bedroom, and two-bedroom floor plans.

The community will also include a 356-space parking deck, ground-floor retail anchored by a coffee shop, a fitness and wellness center, landscaped courtyards, study areas, resident lounges, and controlled building access.

One of the project's signature features is a half-acre rooftop amenity deck with a swimming pool, pickleball and basketball courts, outdoor gathering areas, grilling stations, and landscaped green space.

Construction and Campus Partnership

Construction began during the summer of 2025, with New South Construction serving as general contractor.

The development is being delivered through a partnership between CCI Real Estate and the Georgia Baptist Mission Board. In addition to student housing, the project will include new ministry space for Baptist Collegiate Ministries at the University of Georgia.

The development follows a previously completed property exchange involving land near the university campus to accommodate the new project.
