Construction Begins on Hammock Bay Luxury Waterfront Community

Apollo Beach, Fla. — Construction has officially started on Hammock Bay, one of the last new luxury waterfront communities available along the scenic Tampa Bay. General contractor RIPA & Associates has begun initial work, marking a significant milestone for a project that has already attracted strong buyer interest.

Early construction is focused on upgrading the community seawall and conducting preliminary site preparation ahead of full infrastructure installation. Finished homesites are expected to be delivered by the end of 2025.

Developed by Impact Properties, a firm with over 40 years of experience creating landmark communities across Florida, Hammock Bay will span 16 acres of Apollo Beach coastline. The boutique neighborhood will feature just 47 expansive homesites, each with a private boat dock and sweeping views of Tampa Bay.

Unlike older mixed-style waterfront neighborhoods, Hammock Bay will maintain a cohesive identity, blending modern architecture, high-end finishes, and custom design. The gated community will include both bespoke residences and predesigned options, offering homeowners a private retreat that embraces luxury and convenience.

“Hammock Bay is envisioned as a rare sanctuary where homeowners can enjoy both privacy and direct access to Tampa Bay’s waters,” said a spokesperson for Impact Properties. “The combination of elevated design, superior construction standards, and an unmatched boating lifestyle sets this project apart from anything else in the region.”

Interest has already surged, with 50% of homesites reserved even before construction commenced. The development caters to discerning buyers seeking more than just a home—it promises a lifestyle defined by waterfront access, exclusivity, and long-term resilience.

Located in Apollo Beach, Hammock Bay provides a peaceful escape from the congestion of central Tampa while keeping residents within easy reach of dining, shopping, schools, and healthcare. The community is just 10 miles from Tampa, 12 miles from St. Petersburg, and 16 miles from the iconic Skyway Bridge.

Homes at Hammock Bay will range from 3,500 to over 7,500 square feet, with prices for home and lot packages starting at approximately $1.8 million and topping out at around $10 million. Waterfront homesites are currently available from the $600,000s, with each property elevated above industry standards to withstand Florida’s coastal environment.

“Impact Properties is committed to creating communities that last for generations,” the spokesperson added. “Hammock Bay reflects our vision for modern waterfront living that balances beauty, durability, and comfort.”
