DLC Begins Groundup Nordstrom Rack Build in Plymouth

DLC Management Corp. has officially started construction on a new Nordstrom Rack at Colony Place in Plymouth, Massachusetts, marking a significant development milestone in a region where new retail building has been scarce for nearly a decade. The foundation work begins on a previously untouched parcel, which will deliver a 27,000-sq.-ft. retail addition to the million-square-foot shopping hub.

According to DLC CEO Adam Ifshin, the launch represents more than a new tenant—it's a strategic step in how the company builds and revitalizes retail assets. “This groundbreaking is an exciting milestone for DLC,” Ifshin said. He emphasized the importance of the partnership, adding, “It’s our first ground-up development in the Plymouth-Boston market, and our first ground-up development with Nordstrom Rack. We’re building a showcase for our integrated approach.”

That integrated strategy stems from DLC’s decision last year to centralize construction and design execution by leveraging its affiliated partners: Renovo Construction and NWS Architects. By merging development and project management under one umbrella, DLC says the buildout process becomes faster, more cost-efficient, and consistent across its portfolio. Ifshin reaffirmed this approach, saying, “And this is not just a buildout for our tenant; we’re building a showcase for our integrated approach.”

Since taking over Colony Place in May 2024, the Elmsford, NY-based real estate company has pursued an aggressive repositioning strategy. That initiative has filled major vacancies with major brands such as Boot Barn and Gap Factory. The new Nordstrom Rack will sit between Aldi and La-Z-Boy, further expanding the range of national retailers at the center. The project also highlights DLC’s expanding relationship with Nordstrom Rack, following previous leasing collaborations elsewhere in its national footprint.

The Plymouth-Boston corridor is a competitive market for retail traffic, and Colony Place’s location at the intersection of two major highways gives it a strategic advantage as a shopping destination. This aligns with evolving physical retail trends, which seek to deepen consumer engagement and maximize store profitability. DLC’s Chief Operating Officer Chris Ressa emphasized this shift, noting, “Retailers like Nordstrom Rack are leaning into physical locations that drive connection and profitability, and our vertically integrated platform allows us to deliver those stores faster, smarter, and more efficiently.” He added that “This project demonstrates our commitment to retail development and long-term growth across the DLC brand portfolio.”

The construction kickoff was attended by key partners representing DLC’s integrated platform, including Peyton Thomas of Renovo Construction, Ken Nadolski of NWS Architects, as well as DLC senior VPs Adam Greenberg and Blay Bradley. With work now underway, the Nordstrom Rack project stands as both a major tenant addition and a case study in vertically integrated retail development.
