Evergreen Devco Completes Retail Project at Silverstone Marketplace

Caroline Raffetto

FREDERICK, Colo. — Evergreen Devco has successfully completed construction of key infrastructure and two multi-tenant retail buildings at Silverstone Marketplace, a 35-acre retail development anchored by a 123,000-square-foot King Soopers Marketplace.

The new King Soopers, now open to the public, includes a full-service grocery store, French bakery, drive-thru pharmacy, and fuel station, positioning the shopping center as a major retail destination in Frederick. The grocery anchor complements two adjacent shop buildings totaling 20,000 square feet, which are now 93% leased.

Current tenants in the small shop buildings include a range of national and regional brands such as Wingstop, Club Pilates, Domino’s Pizza, Cold Stone Creamery, Great Clips, Blue Sky Nails & Lash, Five Guys, Pacific Dental, and Chipotle.

Additional pad site developments are on the horizon, with Chase Bank, Wendy’s, and Valvoline set to break ground in 2026, further expanding the center’s offerings and increasing its draw as a community hub.

“This project reinforces Evergreen’s long-standing commitment to creating high-quality retail environments that serve the needs of growing communities,” said a company spokesperson. “With King Soopers as the anchor and a strong lineup of tenants, Silverstone Marketplace is well-positioned for long-term success.”

Behind the scenes, a team of experienced partners collaborated to bring the project to life. G3 Architecture led the architectural design, while Galloway provided civil engineering services. Mark Young Construction managed the initial site infrastructure work, and Epic Construction served as the general contractor for the retail buildings.

Silverstone Marketplace sits at a strategic location in Frederick, one of Colorado’s fastest-growing towns, and is expected to serve not just local residents but also commuters and nearby communities.

With a strong tenant mix, modern design, and easy access, Evergreen’s retail development reflects the demand for mixed-use spaces that blend convenience, services, and community-centered amenities.
