Forman Capital Funds $20M Loan for Alabama TA Travel Center

Robertsdale, Ala. — Forman Capital has closed on a $20 million construction bridge loan for LV Petroleum, the largest owner and operator of TA Travel Center franchises in the United States, to complete redevelopment of a major retail travel plaza in Robertsdale, Alabama.

The property, formerly known as the Oasis Travel Center, has already undergone significant upgrades and rebranding to operate as a TA Travel Center. While most amenities are fully open and serving customers, diesel fuel sales have not yet resumed — a key component expected to be operational once redevelopment is complete.
Located about 27 miles east of Mobile and strategically positioned to capture traffic between the Gulf Coast and major interstate routes, the 51-acre site offers 26,797 square feet of retail space. Current tenants include Subway and Sbarro restaurants, providing food options for travelers and truck drivers. The site is equipped with eight gasoline pumps, five diesel pumps, four diesel exhaust fluid (DEF) pumps, parking for 100 passenger vehicles, and spaces for 220 semi-trucks, underscoring its importance as a high-capacity travel hub.
“This financing is a pivotal step in ensuring the full completion of the TA Travel Center, which will play a vital role in serving both the trucking industry and the traveling public in the region,” said Brett Forman, CEO of Forman Capital.

The deal was negotiated and closed internally by a team including Brett Forman, Ben Jacobson, Scott Mehlman, Ty Regnier, and Cam Fleury. LV Petroleum, the borrower, operates more than 40 convenience stores and travel centers nationwide, giving it a strong operational track record in high-traffic roadside retail and fueling.
The redevelopment is expected to boost regional economic activity by creating new jobs and supporting long-haul trucking routes. Local businesses could also see increased foot traffic, as the travel center’s amenities attract both professional drivers and leisure travelers.
In addition to fueling and dining, TA Travel Centers are known for providing a range of services such as showers, truck maintenance, and driver lounges — features that are expected to be fully available at the Robertsdale location once construction is finished. The site’s location, within a short drive from the Port of Mobile and regional industrial hubs, is expected to make it a key stop for freight transport across the Southeast.
Industry analysts note that with increasing demand for logistics infrastructure and driver support facilities, well-positioned travel centers such as this one can serve as both essential infrastructure and profitable investments.
