Huntsville Construction Surges Past $248M

HUNTSVILLE, Ala. — North Alabama is experiencing a construction boom, with more than $248 million in new projects breaking ground in Madison, Limestone, and Morgan counties since Aug. 14. The surge includes large-scale commercial developments, healthcare facilities, industrial expansions, and multimillion-dollar residential projects, according to Report Construction.

In total, 417 permits were issued across the three counties. Huntsville led the way with 247 permits totaling $160 million, while Decatur issued 53 permits worth $53 million. Athens followed with 77 permits at $22 million, and Madison approved 40 permits amounting to $13 million. Of these, 29 projects exceeded $1 million in value, underscoring the region’s rapid economic expansion.

Logistics Center Leads Investment

The single most expensive project is a $48 million building at the Huntsville Logistics Center, located at 29424 Withers Spring Drive in northwest Huntsville. A second permit for a $1.5 million structure at the site was also issued. Alston Construction is the builder for the development.

“More than $200 million is expected to be invested in the logistics center, which is being built in phases near Mazda Toyota Manufacturing, the Amazon Fulfillment Center and Polaris in the Limestone County portion of Huntsville,” said City Communications Director Kelly Schrimsher.

Once complete, the logistics hub is projected to employ over 700 people, bolstering the city’s role as a key distribution and manufacturing corridor in the Southeast.

Clearview Cancer Institute Expansion

The second-largest project is a $37 million facility for Clearview Cancer Institute, now under construction at 1626 6th Avenue in southeast Decatur. The two-story, 50,000-square-foot center will provide expanded space for lab work, radiation treatments, MRI imaging, and additional patient care services.

The Clearview Cancer Institute currently sees about 2,600 new patients annually at its existing Decatur facility. Robins & Morton Group is serving as the builder, with Chapman Sisson Architects contributing design services.

Robins & Morton is already a familiar name in the region, with high-profile projects including the $150 million Huntsville Hospital Madison Tower expansion and upgrades at Huntsville International Airport.

Other Major Developments

Additional construction across the region includes:

  • $29.6 million facility on Winchester Road in northeast Huntsville by Vericon Construction Company LLC, near Winchester Plaza, Walmart, and ALDI.
  • $11.6 million facility alteration for Northrop Grumman at 213 Wynn Drive NW, with Buch Construction Inc. as the builder.
  • Seven $1.5 million permits for senior housing under The Grove at Indian Creek, a 48-unit community next to the Cottages at Indian Creek. JS Building Company is overseeing construction.
  • $6.6 million plant alteration for 3M in Decatur at 1400 State Docks Road.

Residential Growth

The region also saw high-value residential construction. Two homes in Athens, each valued at $1.3 million, were approved—one a 3,254-square-foot residence on Sawgrass Drive by Winter Homes, and another a 5,094-square-foot home on Bear Bryant Drive by Trinity Homes.

On the production side, Lennar Homes of Alabama led homebuilding activity with 35 permits totaling $6.5 million, while SDH of Alabama followed with 22 permits worth $3 million.

With industrial, healthcare, and residential construction all expanding simultaneously, Huntsville and its surrounding counties are reinforcing their reputation as one of the fastest-growing economic hubs in the South.
