Lincoln Avenue Communities (LAC) has officially broken ground on The Reserve at Chisholm Creek, a new affordable housing development that will bring 267 units of high-quality, sustainably designed homes to Oklahoma City. The project, located in one of the city’s fastest-growing residential corridors, marks a major milestone: it is LAC’s first ground-up development in Oklahoma, signaling the company’s commitment to expanding access to affordable housing across the region.

Designed for individuals and families, The Reserve at Chisholm Creek aims to address the growing need for housing options in a market where rental demand continues to rise. The development is strategically positioned to support households seeking long-term affordability without compromising on modern amenities or community-focused living.
“LAC is proud to bring high-quality housing to Oklahoma City, which will create long-term access to affordable housing in one of the city’s most dynamic and growing areas,” said David Garcia, LAC Vice President and Project Partner. “The Reserve at Chisholm Creek represents our continued commitment to building sustainable, inclusive communities, and we’re grateful to our public and private partners who helped make this project possible.”
Residents will have access to a range of amenities typically associated with market-rate developments, including a swimming pool, clubroom gathering spaces, fitness center, dog park, and playground. The floorplan mix includes one- to four-bedroom apartments, all featuring stainless steel appliances, in-unit washers and dryers, and generous storage. In a further investment in sustainability, the building will incorporate rooftop solar panels to help offset electricity costs in common areas.

The community is designed to serve households earning up to 60% of the Area Median Income (AMI). Its financing structure leverages the federal and state Low-Income Housing Tax Credits (LIHTC) program, along with tax-exempt bonds issued by the Oklahoma Housing Finance Agency (OHFA). The project is backed by prominent financial partners including Chase Bank for construction lending, Barings for permanent financing, and U.S. Bank as the purchaser of both federal and state LIHTCs. The team also includes Rosemann & Associates as project architect and CMS Willowbrook as general contractor.
This development reinforces LAC’s rapid growth as one of the nation’s leading affordable and workforce housing providers. With a presence in 31 states and a portfolio exceeding 30,500 units across 170+ properties, the company now houses more than 80,000 residents nationwide.
The Reserve at Chisholm Creek comes at a crucial time for Oklahoma City, where rental costs have steadily increased amid new commercial growth, rising population, and high demand for workforce housing. By creating a community with energy-efficient features, family-friendly amenities, and rent options tied to income eligibility, LAC is aligning the development with broader national trends prioritizing sustainability and housing affordability.
The company’s decision to enter the Oklahoma market reflects a strategic move to expand in areas where housing gaps are widening. As Oklahoma City continues to attract new employers and investment, affordable housing remains a critical component of long-term community planning. With units reserved for families earning up to 60% AMI, the project aims to provide stability for residents who are essential to the city’s economic fabric—including educators, retail workers, healthcare professionals, and public service employees.
