Developed by Creation in partnership with investor CrossHarbor Capital Partners, the facility was conceived to serve a wide range of advanced industrial users seeking freeway connectivity and high-performance building systems. Architecturally, the building emphasizes a timeless, welcoming character uncommon in traditional industrial parks. Large expanses of glass introduce natural light into tenant areas and strengthen the connection between indoor workspaces and the exterior landscape. Designers selected a muted, desert-inspired color palette with subtle exterior striping to add visual interest while maintaining a clean, modern appearance.
At each entrance, deeply recessed, portal-like covered entryways and vertical sun-shading fins help reduce heat gain through passive design strategies — an important consideration in the Valley’s climate. Landscaping and pedestrian paths were integrated to soften the scale of the structure and improve the daily experience for employees.
LGE Design Build served as both architect and general contractor, continuing the firm’s vertically integrated approach that has produced more than 1,200 completed projects across Arizona and the Southwest.
The completion of Source Business Center arrives as Tempe and the broader Phoenix metro experience steady demand for high-quality industrial space driven by advanced manufacturing, semiconductor suppliers, e-commerce and population growth. Proximity to major freeways, Sky Harbor International Airport and a skilled labor pool has made the Warner Road corridor a focal point for new investment.
