New Building Permits Filed for 2536 California Street in San Francisco

New building permits have been submitted for a proposed four-story apartment complex at 2536 California Street in San Francisco’s Pacific Heights neighborhood. The site, currently occupied by a commercial structure, is set to be redeveloped into a mixed-use residential building with ground-floor retail. Demolition permits have already been filed to prepare the lot for construction. Redwood Properties, the property’s owner, is leading the development.

According to project plans, the new building will comprise two structures divided by a landscaped inner-lot courtyard. Designed by EAG Studio, the architecture will echo the Italianate style of the original 1876 building that currently stands on the site, while introducing contemporary features such as floor-to-ceiling windows for a more modern appeal.
The primary front-facing structure will stand 40 feet tall and include approximately 5,160 square feet of interior space. It will house two apartments above a 1,030-square-foot commercial space at ground level. The second, smaller structure in the rear will add another apartment and nearly 2,000 square feet, facing Perine Place, a mid-block alley.
The total development is expected to span roughly 7,140 square feet. Parking will be available for three vehicles and three bicycles.
Renderings provided by EAG Studio show a vertical cross-section and rear elevation that demonstrate how the complex is designed to blend seamlessly with the neighborhood fabric, while offering new, upscale housing options in one of San Francisco’s most sought-after districts.
City records reveal that Redwood Properties purchased the parcel in 2021 for $1.55 million. While the building permits have been filed, details on the construction timeline and total estimated costs have not yet been made public.
The new development adds to the continued evolution of California Street, offering a balance of historic preservation and modern design in a neighborhood that remains central to San Francisco’s residential identity.
