Sherman-Denison Ranks 3rd in U.S. Construction Boom

SHERMAN-DENISON, Texas — A recent study has placed Sherman-Denison among the top metro areas in the country experiencing a significant construction boom. The North Texas region now ranks third nationwide in new construction activity, a reflection of strong housing demand, economic momentum, and regional development incentives.

The analysis, conducted by commercial general contractor S-Line Contractors, examined residential building permits and the percentage of gross domestic product (GDP) tied to construction. According to the firm’s findings, Sherman-Denison issued 359 new residential permits per 100,000 people during January and February 2025. That activity translated into a total of 527 new privately-owned housing units, signaling a sharp uptick in housing development compared to previous years.

Even more notable is the share of local GDP dedicated to construction. In 2023, 7.92% of Sherman-Denison’s GDP went toward construction projects, giving it the 16th highest construction-related spending ratio among U.S. metropolitan areas.

“Sherman-Denison’s high ranking demonstrates not only increased residential development but a broader investment in long-term infrastructure and economic growth,” said a representative from S-Line Contractors. “The level of activity we’re seeing in North Texas is one of the strongest indicators of where business and population momentum are heading.”

Sherman-Denison trails only Lafayette-West Lafayette, Indiana and Carson City, Nevada, which rank first and second respectively on the list of metro areas seeing the most rapid rise in construction activity this year. Those areas recorded 630 and 429 new residential units per 100,000 people, respectively.
