Josh Purvis, managing partner for Thompson Thrift Residential, said demand for upscale rental housing continues to rise in the region.
“Monument has significant demand for the luxury multifamily living options that Thompson Thrift is known to deliver,” Purvis said. “We are excited that The Maverick will meet that growing need by offering quality living spaces and amenities that will positively impact future residents and the community.”
Located at 1300 Higby Rd., the nearly 18-acre site sits just minutes from Interstate 25, offering direct access to major employment centers in Colorado Springs, Fort Carson, Castle Rock, and South Denver. The development features multiple three-story garden-style buildings with a full mix of one-, two-, and three-bedroom apartments.
Residences will include high-end interior finishes such as:
The project also incorporates a robust amenity package aimed at renters seeking both comfort and convenience. Plans include a 24-hour fitness center, bike storage and workshop, resort-style heated pool, outdoor gaming spaces, grilling stations, a pet spa with grooming station, shuffleboard, billiards, and a conference room with individual focus suites.
The Monument area is known for its proximity to some of Colorado’s premier outdoor destinations. Future residents will be within reach of:
Retail and dining options are also expanding rapidly near the site. Existing brands such as The Home Depot, Kohl’s, Walmart, Starbucks, and Texas Roadhouse are minutes away. Just a mile south, the planned Jackson Landing retail center will introduce additional big-box stores, restaurants, and service offerings.

Monument’s strong school system—ranked among the state’s best according to Niche.com—and its quick access to major employers continue to attract families and professionals. Significant employment anchors in the area include:
The region has also experienced major economic momentum. Since 2022, 23 companies have announced expansions within the Colorado Springs metropolitan area, bringing more than 4,000 new jobs and contributing over $2 billion in capital investment.
The Maverick project continues the long-term development footprint Thompson Thrift has built over nearly four decades. Since its founding in 1986, the Indiana-based firm has invested more than $6 billion in communities across the Midwest, Southeast, and Southwest. The company has earned widespread recognition for its multifamily and commercial developments, including its recent 2025 Top Workplaces USA award.
