Turner Lands Phase 1 Contract on $5B One Beverly Hills

Turner Construction is taking on a larger role in one of California’s most high-profile developments. The New York-based firm has been awarded the Phase 1 contract for the $5 billion One Beverly Hills project, a sprawling mixed-use development that promises to reshape one of the most iconic intersections in Southern California.

The firm, which was already managing overall site operations since the project’s groundbreaking in 2023, is now officially handling construction on the first phase. While the value of the Phase 1 contract was not disclosed, the total project cost is estimated at approximately $5 billion, according to the Los Angeles Times.

Located at the junction of Wilshire and Santa Monica boulevards, the 17.5-acre site will feature two 28-story residential towers with fewer than 200 ultra-luxury condominiums under the Aman Group brand. The project also includes a new 10-story Aman Hotel, offering 78 lavish suites, and a 100,000-square-foot standalone Aman Club centered around health and wellness.

“We are thrilled to work on this iconic project,” said Reed McMains, vice president and general manager at Turner. “One Beverly Hills will usher in the next exciting chapter in Beverly Hills’ remarkable history.”

Additional elements of the development include a complete redesign of the famed Beverly Hilton Hotel—known worldwide as the longtime home of the Golden Globe Awards. The revamp will be led by the London-based David Collins Studio, known for its luxurious and modern design aesthetic. Ten acres of botanical gardens will seamlessly connect the new buildings to the adjacent Waldorf Astoria Hotel, enhancing the pedestrian and visitor experience.

In March 2024, Cain International, one of the project’s developers, announced it had secured $2 billion in new construction financing. This included a $500 million senior loan from JPMorgan Chase & Co., along with multiple private investment sources.

Cain International is jointly developing the site with Miami’s OKO Group. Design collaborators include Adamson Associates Architects of Toronto as executive architect, Kerry Hill Architects of Singapore and Australia for the Aman-branded properties, and master planning by Foster + Partners of London.

The project is expected to generate over 2,500 construction jobs, providing a significant boost to the local labor market. Construction is slated for completion by late 2027.

Once finished, One Beverly Hills is projected to become a new architectural and cultural landmark, further solidifying Beverly Hills' reputation as a hub for international luxury and urban sophistication.
