One Beverly Hills Enters Vertical Phase as $5B Luxury Project Takes Shape

The skyline of Beverly Hills is about to change. A tower crane has arrived near the intersection of Wilshire and Santa Monica Boulevards, marking a major milestone: vertical construction is officially underway for the $5-billion One Beverly Hills development, a landmark project led by global investment firm Cain International.

Situated adjacent to two iconic properties—the Beverly Hilton and the Waldorf Astoria Beverly Hills—the massive mixed-use development is set to redefine high-end urban living in Southern California. Spanning 17.5 acres, the plan includes two Aman-branded residential towers, a luxury hotel, retail spaces, expansive gardens, and upgraded hotel infrastructure.

The site’s transformation includes:

  • A 10-story, 78-suite Aman hotel with a 100,000-square-foot private club
  • Up to 200 ultra-luxury condominiums housed in two new residential towers
  • 30,000 square feet of high-end retail and commercial space
  • A massive underground parking facility for approximately 1,900 vehicles
  • A publicly accessible 8-acre botanical garden, featuring walking paths, curated greenery, and serene water features

Suffolk, the nationally recognized construction firm, is taking the lead on building the first of the two Aman-branded residential towers. When completed, these 26- and 32-story structures will become the tallest buildings in Beverly Hills, offering sweeping views of the city and beyond.

“This project represents a landmark opportunity to redefine California’s residential skyline,” said Cliff Goldsmith, Senior Vice President at Suffolk Los Angeles. “Our team is dedicated to unparalleled precision and cutting-edge innovation, setting a new standard for luxury construction that will resonate for years to come.”

Designed by an elite team of international architects, including Foster + Partners, Rios, and Kerry Hill Architects, the One Beverly Hills project marries iconic architecture with urban serenity. The buildings will blend seamlessly with the surrounding landscape, prioritizing sustainability and aesthetics.

According to Cain International, the first tower is scheduled to open in 2027, with the entire project slated for completion by 2028. The development is part of a broader effort by the city to modernize Beverly Hills’ urban core while preserving its upscale charm and global prestige.

The botanical garden—of which more than four acres will be open to the public—is expected to serve not only as a green oasis for residents but also as a cultural and recreational hub for visitors and locals alike.
