
Arizona's industrial real estate market continues to see demand for large-scale distribution facilities, prompting developers to expand speculative warehouse construction in key logistics corridors. Responding to that demand, Willmeng has broken ground on GO|99 North, a 1.1 million-square-foot Class A industrial building being developed for GO Industrial in Tolleson.

The warehouse will occupy approximately 75 acres in the Estrella Park area along the 99th Avenue corridor. The location provides access to Interstate 10 and Loop 202, positioning the development for regional freight movement and distribution operations across the Phoenix metropolitan area.
GO|99 North has been designed to accommodate large logistics users with a 40-foot clear height, 190 dock-high loading doors, extensive truck maneuvering areas, and parking capacity exceeding 1,200 vehicles. Additional building features include infrastructure to support expanded electrical capacity, clerestory windows for natural daylight, and warehouse space designed to accommodate future air conditioning installation if required by occupants.
The development represents another collaboration between Willmeng, GO Industrial, and DLR Group. The organizations previously completed GO|99 South, a three-building industrial park totaling approximately 1.28 million square feet in the same corridor.
The earlier project was completed before being acquired in one of Arizona's larger industrial property transactions in 2023. GO|99 North expands the development activity along the corridor while increasing the availability of speculative warehouse inventory for prospective tenants.
