Hernando Launches Construction on Two Major Mixed-Use Developments

Construction has officially started on two mixed-use developments in Hernando, Mississippi, aiming to boost the city’s economy and add a vibrant mix of housing, retail, and hospitality spaces. The two projects, The Collection at Getwell Farms and Delta Landing, are located at Getwell and I-269 and off McIngvale Road, respectively.

“It’s going to have housing down on the south end to really buffer the existing housing from any retail that might be in there, which is a great idea,” said Hernando Mayor Chip Johnson. “So, the housing will be on the south end. It’ll have a spot for a big box store, like a grocery store or a department store or something of that nature.”

The developments will also feature restaurants such as Buffalo Wild Wings GO, Dunkin’ Donuts, Your Pie, and A Pizza Place, along with potential hotel space and other commercial tenants.

Delta Landing, the second project, will similarly incorporate a mix of housing and businesses, continuing the city’s push to create more balanced, walkable, and tax-revenue-generating neighborhoods.

Mayor Johnson emphasized the long-term benefits for residents, saying, “But because we have more houses than the commercial stuff, we don’t get a lot of property tax revenues to create the amenities that people want, like parks and better roads and all those things. So, the businesses located out there will pay a higher property tax than houses do, and they’ll generate sales tax revenues for the state and for the city.”

These increased revenues are expected to support the construction of a new fire station, road paving, and other key municipal projects.

While no definitive completion date has been announced, Mayor Johnson noted that the projects will move forward in phases, meaning full build-out may take several years.

These developments represent a broader trend in suburban Mississippi toward mixed-use planning that encourages walkability, local economic stimulation, and strategic land use.

The Collection at Getwell Farms is expected to become a regional commercial hub, particularly with its strategic location near I-269, attracting both travelers and residents.

Meanwhile, Delta Landing could serve as a model for integrated residential and retail planning in smaller cities across the South.

Once completed, both sites will significantly diversify Hernando’s tax base and reduce its current overreliance on residential property taxes, allowing the city to expand public services without increasing taxes on residents.

These projects also align with regional growth in DeSoto County, one of Mississippi’s fastest-growing areas, signaling more potential for business relocation, infrastructure investment, and urban development in the coming years.
