ARCO Design/Build Launches Specialized Division for Self-Storage Construction

ATLANTA / CHARLOTTE, N.C. — May 28, 2025 — National design-build powerhouse ARCO Design/Build has officially launched a new division focused exclusively on self-storage projects, solidifying its long-standing presence in one of commercial real estate’s fastest-growing sectors.

The newly established Self-Storage Division formalizes ARCO’s deep bench of experience in the sector. With more than 300 self-storage facilities completed across the U.S. totaling over 30 million square feet, the company is already a trusted player in this specialized construction niche. The move comes as the U.S. self-storage market continues its upward trajectory, driven by changing consumer behavior, urban population growth, and flexible lifestyle trends.

According to Research and Markets, the domestic self-storage industry was valued at $44.2 billion in 2022, with expectations of 5.3% compound annual growth through 2030. This outlook reflects growing demand for experienced contractors who can navigate the sector’s complex design, zoning, and construction requirements.

“This division represents the formalization of our proven capabilities rather than a new venture,” said Eric Thompson, who will serve as President of the Self-Storage Division. “Through our team’s experience delivering hundreds of successful self-storage projects nationwide, we’ve developed specialized knowledge that our clients value. They consistently seek partners who understand both the technical construction aspects and the business-specific requirements of self-storage development.”

Thompson is joined by Josh Warkentine, Director of Operations, and Adam Winters, Director of Business Development—each bringing deep, targeted experience in the delivery of complex self-storage projects.

“Self-storage developments face unique challenges that require specialized expertise,” said Rob Steigerwald, CEO of ARCO Design/Build. “By establishing this dedicated division, we’re enhancing our ability to deliver consistent quality across all projects. We’re also implementing a unified approach to serving the industry’s evolving needs.”

Faster Timelines, Smarter Planning

One of ARCO’s key value propositions is speed. By using a fully integrated design-build model, the company claims it can deliver self-storage projects 25% to 40% faster than conventional construction processes—helping developers open sooner and begin generating revenue months ahead of schedule.

That efficiency has been proven in a range of complex builds. The SAFStor Kenner project in Louisiana, a 117,000-square-foot facility, required deep foundation work, phased scheduling, and comprehensive flood mitigation planning. ARCO absorbed the construction and permitting risks upfront, enabling a streamlined delivery despite the technical hurdles.

In St. Charles, Missouri, the Capitol Self Storage project demanded an equally high level of adaptability. The 105,000-square-foot facility involved environmental remediation, demolition, and the creation of custom foundations to address poor soil conditions—all while managing zoning compliance and community expectations.

“Our differentiator is giving clients unprecedented visibility and control throughout the development process,” Thompson said. “This allows them to focus on their core business – operating and monetizing their facilities rather than managing construction complexities.”

“We’ve developed innovative design and construction techniques tailored to the self-storage sector, which focus on maximizing land utilization and controlling cost,” said Adam Winters, Director of Business Development for the Self-Storage Division. “These advancements have led to an exceptional client retention rate among multi-project developers.”

“Our blend of local market insight with national reach enables us to meet regional needs while leveraging our national purchasing power to deliver significant cost and time savings,” Winters added.

Positioned for Future Growth

With the formal launch of the Self-Storage Division, ARCO is signaling its commitment to continued growth in the market. In addition to traditional services like design and general contracting, the new division offers end-to-end solutions—from predevelopment feasibility analysis to site selection, permitting, and construction—helping clients reduce carrying costs and avoid common pitfalls.

As ARCO expands, the company is positioning itself as a go-to resource for both new-to-market developers and established players scaling up their portfolios.
