Guerdon Partners with LA Family Housing to Deliver Modular Housing in Reseda
Guerdon, a Boise-based modular construction leader, has joined forces with LA Family Housing (LAFH) on a groundbreaking project in Reseda, California, that seeks to transform both the speed and impact of supportive housing development in urban areas.
Set at 18722 Sherman Way, the project consists of 64 studio units designed specifically for individuals transitioning out of homelessness. What sets this development apart is not just its mission—but its method. Built using 38 prefabricated modular components constructed off-site, the units will be transported and craned into place starting Monday, June 16. Guerdon first began fabrication on January 14.

The first visible milestone of the project will be marked with a Modular Placement Ceremony on Wednesday, June 18, from 8 to 9 a.m., where media and community members will witness the beginning of a fast, precise, and efficient installation process.
“This is more than a construction project—it's a demonstration of what’s possible when innovation meets purpose,” said Tommy Rakes, CEO of Guerdon. “Partnering with LA Family Housing allows us to directly contribute to solutions that serve vulnerable populations while also transforming how housing is built in urban areas.”
Guerdon’s off-site construction techniques are designed to drastically shorten construction timelines and reduce disruption to the surrounding community. At the same time, the company maintains a strong focus on durability and quality—a critical factor in supportive housing where long-term stability is essential.
The Reseda site exemplifies how modular construction can address California’s deepening housing crisis with speed and scale. LA Family Housing, one of Southern California’s most established nonprofits focused on homelessness solutions, is leveraging this partnership to meet its broader goals of scalable, sustainable housing.
“I believe this collaboration with Guerdon will become a model for future development throughout the region,” said a spokesperson from LA Family Housing. “We are committed to delivering homes that don’t just meet basic needs but uphold dignity and quality for the people we serve.”
This project is one of several modular housing initiatives planned for Los Angeles as both public and private partners rally to find solutions to the region's affordable housing shortage.
The location in Reseda—a dense, urban part of the San Fernando Valley—highlights the potential of modular construction in areas where traditional development is often slow, costly, and limited by logistical challenges.
