Hinshaw’s Landmark Tower Client Project Receives 2026 Top Projects Award

Hinshaw & Culbertson LLP is delighted to announce that a real estate redevelopment project handled by a Minneapolis legal team in support of firm client Sherman Associates has been recognized with a 2026 Top Projects Award by Finance & Commerce.
Hinshaw partners Amy DuMond Kottke and Andrew Thompson worked with the Sherman Associates team on the Landmark Tower Project. The group was recognized alongside fellow honorees at the 2026 Finance & Commerce Top Projects awards gala on July 23, 2026.
About the Landmark Tower Project
Project Overview
This $97 million adaptive reuse project transformed Landmark Tower (a 25-story 1983 Class A office high-rise in downtown Saint Paul, Minnesota) into 187 modern residential units with premium amenities including a rooftop patio, tech lounge, club room, and fitness center.
Sustainability and Design
The LEED Silver certified conversion demonstrates a forward-thinking approach to urban revitalization, featuring energy-efficient HVAC systems, LED lighting, and water-saving fixtures. High-end finishes and views of Rice Park, the Mississippi River, Cathedral, and State Capitol create a new-construction feel within an existing structure.
Financing and Economic Impact
The project secured significant financial backing, including 20 percent federal and 20 percent state historic tax credits, plus $12 million in City of Saint Paul TIF funding, and prioritized local economic impact by directing 70 percent of hard construction costs toward labor.
