For longtime residents John Batliner and Cindy Batliner, the community has become more than just a place to live since they relocated to the area in 2018.

“We bought a nice house in a neighborhood before, but we were missing that community connection,” said Cindy Batliner. “When we discovered Kings Gate, it took about five minutes to feel integrated.”

The Batliners originally moved to the area seeking a home in Southwest Florida but quickly found themselves drawn to the neighborhood’s active lifestyle and strong sense of community.

Active Adult Community Offers Extensive Amenities

The Kings Gate neighborhood is located along Rampart Boulevard just west of the Interstate 75 corridor, offering convenient access to nearby cities such as Fort Myers and Venice.

Residents have access to a variety of amenities designed to support an active lifestyle, including a clubhouse, resort-style swimming pool, tennis courts, bocce courts and scenic lakes throughout the community. The development also features numerous social clubs and regularly scheduled events that encourage resident participation.

“It’s such an awesome and friendly community,” John Batliner said. “There are so many activities that you have to pick and choose what you want to do.”

An optional 18-hole golf course is also available for residents who wish to join the membership program.

Residents Highlight Convenience and Lifestyle

Accessibility and walkable conveniences are also key features that appeal to homeowners in the development.

“We can take our golf cart to the plaza and get to a grocery store, a drug store, a bank, and several restaurants,” John said. “And I-75 is so close, which makes it easy to see friends in Fort Myers or Venice.”

After living in the community for several years, the Batliners recently decided to further invest in the neighborhood by purchasing one of the newly built villas now under construction.

Their decision reflects confidence in the community’s continued growth and the lifestyle it offers residents.

Final Homes Now Under Construction

According to M/I Homes, construction has begun on the first of the final 50 homes planned for Kings Gate. The new residences will consist of paired villas designed specifically for the active adult market.

The homes feature single-level, open-concept layouts ranging from approximately 1,443 to 1,660 square feet. Floor plans include up to two bedrooms, a den and two full bathrooms, providing flexible living space for homeowners seeking comfort and functionality.

Builders say the design focuses on convenience and low-maintenance living, which are key priorities for many buyers relocating to Florida’s active adult communities.

Incentives Offered for New Buyers

As part of a promotional offer, buyers purchasing a new home in the final phase will receive a complimentary golf cart valued at approximately $15,000.

Golf carts are a common transportation option within many Florida lifestyle communities, allowing residents to easily travel within the neighborhood and nearby commercial areas.

Continued Growth in Southwest Florida Housing

Southwest Florida continues to see strong demand from buyers relocating from other parts of the United States, particularly retirees and remote workers seeking warmer climates and lifestyle-focused communities.

Developments such as Kings Gate reflect the broader trend of active adult housing designed around social engagement, amenities and convenient access to nearby services.

For residents like the Batliners, those features have played a major role in shaping their experience in the community.

Their decision to purchase another home in the development illustrates how lifestyle communities can foster long-term resident loyalty while continuing to attract new homeowners.
