McShane to Build 76-Unit Kelly Station in Madison

Madison, Wisconsin — McShane Construction Company’s Wisconsin team has been chosen by Volker Development to deliver Kelly Station, a new 76-unit affordable housing community in Madison, Wisconsin.

Volker Development, headquartered in Fond Du Lac, focuses on affordable and workforce housing projects across the country. Kelly Station marks Volker’s first ground-up construction effort in Dane County and its 27th in Wisconsin.

“This project is a perfect demonstration of what might be possible via public-private partnership,” noted Travis Fauchald, Managing Director of Development at Volker. “The strategic partnership between the City of Madison, Dane County, Dane Workforce Housing Fund II, and WHEDA have allowed this housing to come to fruition. We are excited to be working with McShane to help address the need for accessible and low-cost housing options in the City of Madison.”

Kelly Station will be built on a .90-acre site at 2462 E. Washington Avenue. The five-story podium-style building will include four levels of wood framing above an elevated precast parking structure. Its façade will blend masonry at ground level with a combination of Hardie plank and lap siding on the upper floors.

The 76 units will feature contemporary finishes such as natural wood cabinetry, stainless steel appliances, cultured marble bathroom vanities, luxury vinyl tile flooring, and plush bedroom carpeting. Some apartments will have private balconies.

Residents will also benefit from robust amenities including a large second-floor rooftop amenity plaza, a fifth-floor club room with a rooftop deck, a fully equipped fitness center, a community room, and a dedicated suite for a local community service organization. An on-site Madison BCycle station will support alternative, sustainable commuting.

Kelly Station is designed to earn Wisconsin Green Built Homes certification. Sustainable features include a rooftop solar array to reduce energy consumption in common areas and an innovative “blue roof” stormwater management system to curb runoff.

The project participates in WHEDA’s Emerging Business Program to boost involvement and growth of economically disadvantaged businesses within Wisconsin’s construction industry.

The new development is slated for completion by October 2026. Knothe & Bruce Architects is serving as the architect of record.
