ENGLEWOOD, Colo. — Two of Denver’s most well-regarded construction firms, Mortenson and Saunders, have been tapped to jointly manage construction for the transformational Cherry Creek West redevelopment. Operating under the joint venture Mortenson | Saunders, the firms bring decades of combined experience in urban development to the 13-acre project at the intersection of First Avenue and University Boulevard.

The redevelopment effort, detailed at cherrycreekwest.com, aims to turn existing surface parking into a dynamic, pedestrian-friendly mixed-use district, integrating office, residential, retail, dining, and green public space.
“We’re honored to partner with Saunders Construction on the Cherry Creek West redevelopment,” said Brian Fitzpatrick, Vice President and General Manager of Mortenson. “This joint venture brings together two firms with deep roots in Denver and a shared purpose for building spaces that matter. With our combined expertise in urban redevelopment and a steadfast commitment to innovation, we’re proud to help shape a vibrant, sustainable community that celebrates the spirit and legacy of Cherry Creek.”

Cherry Creek West is designed with a strong emphasis on livability, sustainability, and local character. Features include:
- People-first design: Improved pedestrian connectivity and walkways with thoughtfully designed plazas and gathering areas.
- Natural integration: Enhancing access to the Cherry Creek Trail and weaving in natural features to connect the project to the surrounding environment.
- Sustainability at the core: The project will implement green infrastructure, energy efficiency strategies, and modern stormwater management solutions.
- Inviting public spaces: Designed to be both the “front and backyard” of the Cherry Creek neighborhood, the development will offer opportunities to gather, relax, and engage.
“Mortenson and Saunders bring significant urban redevelopment experience and a collaborative approach to this important placemaking project. We’re excited and appreciate the opportunity to be part of a legacy project for the Cherry Creek neighborhood and City of Denver,” said Ryan Balakas, Vice President and General Manager of Saunders Construction.
The project is led by East West Partners, a firm known for notable placemaking projects like Riverfront Park and Denver Union Station. Their vision for Cherry Creek West emphasizes community, connectivity, and long-term value.
“We have had the pleasure of working with both Saunders and Mortenson on multiple projects in the past including Riverfront Park and Denver Union Station and we are thrilled to have them on the team for Cherry Creek West,” said Amy Cara, managing partner of East West Partners.
Construction is planned in two phases, with early demolition and site work starting in early 2026. The first three buildings, underground parking, upgrades to Cherry Creek Trail, and public spaces are expected to be delivered in phases through 2029.
