
Construction has officially begun on a new Class A industrial development in the Omaha metro area, as Opus moves forward with its latest speculative project aimed at meeting growing logistics demand.
The project, known as Highway 370 Logistics, will deliver 168,486 square feet of industrial space on a 12-acre site in Papillion, Nebraska. Strategically positioned near the intersection of Interstate 80 and Highway 370, the site offers strong regional connectivity and immediate access to key transportation corridors.
Prime location strengthens distribution appeal
The development sits adjacent to a major Amazon distribution hub, enhancing its attractiveness for logistics, warehousing and last-mile delivery users. Its proximity to Highway 50 further strengthens access across the broader Omaha region.

Highway 370 Logistics is being designed to meet modern industrial standards, with features including:

- 10 dock doors (expandable to 26)
- Two drive-in doors
- 115 vehicle parking spaces
- 31 trailer parking stalls
