Opus’ Liberty Heartland Logistics Center Achieves Full Lease Up with Commitments from Wagner Logistics & Dakota Bodies

LIBERTY, Mo., September29, 2026 – Opus today announced that Liberty Heartland Logistics Center in Liberty, Missouri, is fully stabilized. LibertyHeartland Logistics Center is a 1,659,570-square-foot three-building industrialpark Opus developed and built on 165.57 acres 20 miles outside of Kansas City,Missouri.

Recent leasingactivity at the development includes commitments from WagnerLogistics, aleading third-party logistics provider, for 317,000 square feet in Building B, whichis located at 1401 Shepherd Road, as well as Dakota Bodies, a custom utility and service truckmanufacturer, for 173,000 square feet in Building C, which is located at 1501Shepherd Road.

WagnerLogistics selected Liberty Heartland Logistics Center to better serve a keycustomer while expanding their regional operations.

LibertyHeartland Logistics Center was developed in two phases. The first phaseincluded an 847,475-square-foot build-to-suit distribution center for Hallmark,which began operations in the facility in March 2023. The second phase addedtwo speculative buildings totaling approximately 812,000 square feet. TAB USA,an international manufacturer of industrial batteries, began leasing 66,700square feet in Building C in April 2024, followed by Animal HealthInternational, a global distributor of animal health products, which beganleasing 255,000 square feet in Building B in April 2025. Wagner Logistics andDakota Bodies have since leased the remaining available space, bringing thedevelopment to full occupancy.

Thegreater Kansas City area continues to attract logistics, manufacturing anddistribution investment due to its central location, multimodal transportationnetwork and growing workforce. Liberty Heartland Logistics Center was designedto meet that demand with modern industrial space in one of the region'sstrongest submarkets.

Liberty Heartland Logistics Center is a joint venturebetween Opus and Washington CapitalManagement, Inc. Opus was the developer, design-builder, architect andstructural engineer of record on the shell buildings and handled the tenantimprovement construction for TAB USA, Animal Health and Dakota Bodies.
