In Pineville, North Carolina, RKW was selected to manage ABODE at Miller Farm, a 98-unit build-to-rent townhome community owned by Edgewater Ventures.
The community offers three-bedroom townhomes ranging from 1,590 to 2,288 square feet and is designed for low-maintenance living. Services include lawn care and 24/7 maintenance, catering to renters seeking the space of a single-family home without the long-term commitment of ownership.
Located approximately three minutes from downtown Pineville, the property provides convenient access to retail, dining and daily necessities. Planned amenities include a resort-style swimming pool, putting green, pickleball court and playground, aligning with growing renter demand for lifestyle-oriented features in suburban settings.
The assignment reflects continued investor interest in the build-to-rent segment, particularly in markets near Charlotte where population growth and housing affordability challenges are driving rental demand.
Expanding The Edison Brand in Alabama and Mississippi
RKW is also broadening its relationship with Quadrant Communities through management of two 240-unit properties operating under The Edison brand.
The Edison at the Shores in Foley, Alabama, offers one-, two- and three-bedroom apartment homes located minutes from the Gulf Coast. Residences feature in-unit washers and dryers, stainless-steel appliances and open-concept layouts. Community amenities include a comprehensive suite of resort-style offerings designed to enhance resident experience and retention.
In Oxford, Mississippi, RKW will oversee The Edison at Colonnade Crossing, a similarly positioned multifamily community featuring modern interiors and amenity spaces such as a 24-hour fitness center, pickleball court and resort-style pool. The property is designed to serve a mix of professionals, families and university-affiliated residents seeking upscale rental housing in the market.
Both assignments reinforce RKW’s presence in secondary and tertiary Southeast markets, where multifamily fundamentals remain strong due to steady job growth, in-migration and favorable business climates.
