
Franklin Park, IL — Construction partners, township leaders, and community stakeholders gathered today to mark a major milestone for the future Leyden Senior Apartments, as F.H. Paschen and Evergreen Real Estate Group celebrated the topping off of the new 80-unit community. The final roof plank—signed by project team members, trade partners, and Leyden Township officials—was placed atop the four-story structure, officially completing the building’s framework.
The project, which broke ground in April 2025, spans approximately 85,000 square feet and is designed to expand access to affordable, high-quality housing for seniors in West-Suburban Cook County. The development remains on schedule for its planned 2026 opening, bringing much-needed residential options to Franklin Park’s growing senior population.
Once completed, the Leyden Senior Apartments will provide residents with modern amenities such as a community room, an on-site fitness center, laundry facilities on each floor, and an outdoor patio designed to support socialization and wellness. Its location along Mannheim Road represents a key component of Leyden Township’s broader strategy to strengthen community infrastructure and support long-term neighborhood revitalization.

The development is backed through a complex public-private financing structure, with funding support from the Illinois Housing Development Authority (IHDA), Bank of America, Hudson Housing, Leyden Township, and the Cook County Department of Planning and Development. Mesirow Financial played a key role as part of the underwriting syndicate for IHDA’s financing and served as the lead underwriter on Leyden Township’s General Obligation bond offering, which secured the remaining capital needed to move the project forward.

This is just the beginning of a brighter future for Leyden Township.”
With the structure now topped off, F.H. Paschen will transition to the next phase of construction, focusing on building enclosure and interior work. The project was designed by Weese Langley Klein Architects and is being delivered through a partnership between Leyden Township, Evergreen Real Estate Group, Evergreen Real Estate Services, Leyden Apartments LP, and general contractor F.H. Paschen.
The Leyden Senior Apartments continue a growing portfolio of multifamily and senior housing developments completed by F.H. Paschen across Cook County. Earlier in 2025, the firm celebrated a topping off at the Bellwood Gateway, a $43 million workforce housing and mixed-use development that includes 71 residential units and 6,000 square feet of commercial space. The contractor previously delivered the $31 million Bellwood Senior Apartments, which opened in late 2023.
