Cohn Construction has completed a new 100,000-square-foot distribution center for Fayat Group in Ridgeway, South Carolina, marking a significant milestone in the company’s North American growth strategy.
Situated on a 30-acre site in Ridgeway, the facility is designed to strengthen Fayat Group’s logistics and distribution capabilities across the U.S. and Canada. The project represents a $13.7 million investment and is expected to create 75 new jobs in Fairfield County.
The distribution center includes 96,500 square feet of fully conditioned warehouse space and 3,500 square feet of office space. Built with precast concrete walls and a structural steel frame, the building features a 32-foot clear height to accommodate high-pile storage and enhanced material handling systems.
Construction was completed within a 35-week schedule. Site circulation was carefully designed to improve truck access, streamline material flow and reduce congestion. The warehouse is fully air conditioned to maintain consistent temperature and humidity levels for sensitive equipment and materials.
The facility also incorporates an ESFR (Early Suppression Fast Response) fire suppression system, along with electrical and specialized systems that support advanced logistics operations. Additionally, the site has been engineered to allow for a future 100,000-square-foot expansion as operational needs grow.
The Ridgeway facility will serve the division of Fayat Group that produces road construction equipment, further strengthening the company’s footprint in South Carolina’s manufacturing sector.
Fayat Group announced plans for the $13.7 million investment in 2025, emphasizing its long-term commitment to expanding U.S. operations. The project aligns with ongoing industrial development in Fairfield County and reinforces the region’s role as a logistics and manufacturing hub.

The building’s 32-foot clear height provides flexibility for increased storage density, automation integration and future technology upgrades. Its structural design allows for operational efficiency today while accommodating scaling needs in the coming years.
