Groundbreaking at 95 Challenger Road

KABR Group and Hornrock Properties have officially begun construction on a new six-story luxury rental building at 95 Challenger Road, marking a major new chapter for Ridgefield Park’s Overpeck Corporate Center. The groundbreaking represents the first multifamily development within the 60-acre mixed-use campus, a site long known for its corporate presence and strategic location just five miles from Manhattan.

The project brings 216 modern rental residences to the eastern edge of Bergen County, positioned between Overpeck Creek and the expansive 805-acre Overpeck County Park. Designed by Minno & Wasko Architects and Planners, the contemporary mid-rise building will deliver a mix of studio, one- and two-bedroom units along with an extensive collection of lifestyle amenities. Plans include an outdoor pool, resident lounge, café, co-working space, golf simulator, game room, children’s playroom, pet spa, and a state-of-the-art fitness center. Residents will also have access to a fully enclosed parking garage equipped with EV charging stations.

The community will incorporate 22 affordable apartments, aligning with Ridgefield Park’s efforts to ensure a diverse mix of housing options as development activity increases throughout the region. Approximately 2,000 square feet of ground-floor retail space is planned, helping activate the streetscape and connect the residential building with Overpeck Corporate Center’s existing commercial environment.

Principals from both development firms joined Mayor Adam MacNeill, municipal officials, and local dignitaries for the groundbreaking celebration. For KABR Group, the project is a natural extension of its longstanding commitment to Overpeck Corporate Center.

Hornrock Properties emphasized the unique setting and the years of collaboration that led to the project’s launch.

Mayor MacNeill underscored the importance of the project to the village and the broader transformation underway at Overpeck Corporate Center.

Sitting on 4.66 acres, the development offers immediate pedestrian access to Overpeck County Park’s trail system, open fields, athletic tracks, amphitheater, kayak launch, and other recreational amenities that have become defining features of the county park system. Its proximity to several major regional corridors—including the New Jersey Turnpike, Interstate 80, and Route 46—provides seamless access to the George Washington Bridge, Lincoln and Holland tunnels, and nearby waterfront cities including Fort Lee, Edgewater, Hoboken, and Jersey City. NJ Transit bus routes serve the surrounding area, adding transit convenience for commuters.

KABR is also advancing plans for an additional multifamily building at 64 Challenger Road, reflecting a broader strategy to reshape Overpeck Corporate Center into a true mixed-use destination that blends residential, commercial, and recreational opportunities.
