HSR Starts 394-Unit Transit-Oriented Housing in Texas

High Street Residential (HSR), a subsidiary of Trammell Crow Company, has officially broken ground on a 394-unit multifamily housing development in Texas, marking the latest phase of a broader effort to transform underused transit land into a walkable, mixed-use district.

The project is located at the SMU/Mockingbird Dallas Area Rapid Transit (DART) Station and forms part of a multi-phase, transit-oriented redevelopment that will convert approximately 16 acres of DART-owned surface parking into a pedestrian-focused neighbour hood.

The seven-storey residential building will rise at the northeast corner of Twin Sixties Drive and Worcola Street and will feature a mix of studio, one-bedroom and two-bedroom apartments. Unit sizes will range from 524ft² to 1,484ft², targeting a diverse group of residents seeking proximity to public transit and urban amenities.

Residents will have access to an extensive suite of amenities, including a resort-style pool with fire pits and grilling stations, a club room, fitness centre, coworking areas, dog park, secure bicycle storage and electric vehicle charging stations. The development will also provide direct access to the University Crossing hike-and-bike trail, reinforcing its emphasis on active transportation.

A standout feature of the project is a seventh-floor Skydeck, which will offer views of the Dallas skyline and include a private dining room and balcony designed for resident gatherings and events.

As part of the current construction phase, the development team is also building a 500-space underground parking garage. The facility will serve both apartment residents and commuters using the DART system, as well as visitors to Mockingbird Station, supporting shared-use infrastructure within the transit district.

The City of Dallas is backing the project through Tax Increment Financing (TIF), which will fund infrastructure improvements and help ensure that 20% of the apartments are designated as affordable housing. Project representatives say the investment is intended to broaden housing availability while strengthening transit-oriented development across the city.

Trammell Crow Company’s Dallas–Fort Worth office market leader Joel Behrens emphasized the project’s strategic location and broader community impact, saying:

“This location represents the best of what Dallas has to offer—connectivity, culture, and convenience.

“By adding more housing density here, we’re supporting a vibrant, walkable community that reduces traffic congestion and promotes sustainability. The area’s energy, anchored by SMU and a thriving mix of retail and dining, makes it an incredibly attractive place to live, and we’re excited to help shape the neighbourhood.”

GFF Design is leading architectural design for the project, while Andres Construction Services is overseeing construction. Additional project partners include Spiars Engineering as civil engineer, Ellie Aiello Interiors handling interior design, and The Office of James Burnett managing landscape architecture. Urban Structure is providing structural engineering services, with Schmidt & Stacy Engineers delivering MEP consulting.

Construction is now underway, with completion targeted for the end of 2027, according to Trammell Crow Company.
