JE Dunn Launches Form Off-Site Solutions to Accelerate Construction, Improve Safety and Cut Costs

KANSAS CITY, Mo. — JE Dunn Construction has launched Form Off-Site Solutions, a new offsite manufacturing arm designed to streamline construction processes, improve jobsite safety and reduce project costs.

The Kansas City, Missouri-based contractor announced the initiative April 3, positioning the new entity as a full-service provider across the construction value chain. Form Off-Site Solutions will offer services ranging from project delivery and product planning to design, engineering, manufacturing, shipping and logistics.

The new division will focus on four primary component categories: metal assemblies, wood assemblies, building skin systems and multi-trade assemblies. Central to its approach is the Design for Manufacturing process, which emphasizes designing components specifically for efficient offsite production and installation.

Driving Efficiency Through Offsite Manufacturing

The launch reflects a growing shift within the construction industry toward prefabrication and modular techniques aimed at addressing persistent challenges such as labor shortages, safety risks and schedule delays.

Form Off-Site Solutions will adopt a controlled manufacturing approach intended to enhance installation efficiency, improve quality and provide greater cost certainty, according to the company. By moving key construction activities into a factory setting, JE Dunn aims to reduce on-site complexity while accelerating project timelines.

Nick Effenheim, national offsite manufacturing director at Form Off-Site Solutions, will lead the new unit. The company has been developing its offsite manufacturing capabilities since 2021, testing processes and refining its approach before formally launching the division.

“We have been testing these off-site manufacturing capabilities for five dedicated years now and seen them provide great solutions for our clients,” Effenheim said. “Now, we have both the technology and the know-how to bring innovative safety, schedule certainty, and problem-solving solutions to projects nationwide.”

Operating as an endorsed brand, Form Off-Site Solutions will leverage JE Dunn’s existing expertise across multiple construction disciplines while delivering specialized manufacturing capabilities.

Part of Broader Industry Shift Toward Prefabrication

JE Dunn’s move aligns with a broader industry trend as contractors increasingly adopt offsite construction methods to remain competitive and improve project outcomes.

Several firms have recently expanded into this space. In January 2025, Appleton, Wisconsin-based contractor Boldt launched Bildt, a modular construction subsidiary aimed at delivering prefabricated building solutions. Similarly, New York City-based Turner Construction introduced xPL Offsite in 2025 to provide modular and offsite manufacturing services to its clients.

Other contractors are also integrating prefabrication into major projects. St. Louis-based McCarthy has utilized prefabricated components across multiple job segments, including its work on the Plaza West Tower at Barnes-Jewish Hospital, where such components played a significant role in project execution.

These developments highlight how offsite manufacturing is becoming a key strategy for addressing industry-wide challenges, including workforce constraints and increasing project complexity.

With the launch of Form Off-Site Solutions, JE Dunn is positioning itself to capitalize on these trends while delivering more predictable outcomes for clients through improved safety, faster installation and enhanced cost control.
