Mapletree Breaks Ground on New 420K SF Poconos Logistics Hub

Mapletree Investments has launched construction on a new 420,262-square-foot logistics center in Tobyhanna, strengthening the company’s expanding industrial presence in Pennsylvania’s Poconos region.

The upcoming Class A facility, located at 1180 Corporate Center Drive East, is designed to stand alongside Mapletree’s already-established 1.3 million-square-foot warehouse nearby at 2086 Corporate Center Drive West. The developer is partnering with a JLL leasing team led by Jeff Lockard, which has begun marketing efforts as the project targets a fall 2026 delivery. Mapletree is positioning the site as a prime logistics destination given its immediate access to Interstate 380 and efficient connectivity to Interstate 80, two key freight corridors for the Northeast.

A groundbreaking ceremony brought together executives from Mapletree and regional economic development leaders. Representatives including Rachel Hendricks, Chuck Leonard and Michelle Bisbing of the Pocono Mountains Economic Development Corporation joined the Mapletree team for a ceremonial dirt toss, symbolizing the start of what the company views as another strategic investment in the region.

Once complete, the new logistics center will feature 40-foot clear ceiling heights, 64 dock doors, 64 trailer stalls, and 189 passenger-vehicle parking spaces. Kadean Construction is serving as the general contractor for the project. Mapletree has also designed the facility to achieve LEED Silver certification, reflecting a continued push toward energy-efficient, environmentally responsible industrial development.

The project adds to Mapletree’s 2.5 million square feet of industrial space under ownership and management across Pennsylvania, part of its broader U.S. logistics portfolio that now tops 66 million square feet. The Tobyhanna development also marks Mapletree’s third groundbreaking in under a month, following two industrial starts in the Chicago area totaling 461,406 square feet.

With national demand for Class A logistics capacity holding strong, Mapletree’s new Poconos expansion aims to capture both regional distribution needs and the growing interest of companies seeking modern, sustainable industrial space.
