WASHINGTON, D.C. — The NRP Group has officially begun construction on The Waymark, a mixed-income residential development aimed at expanding affordable housing options in Washington, D.C.. The project, located in the city’s Ward 7 neighborhood, represents a continued push to address housing affordability while integrating supportive services for vulnerable populations.

The development will feature 109 apartment units, offering a mix of one-, two- and three-bedroom layouts. According to project details, the units will be income-restricted at 30%, 50% and 80% of area median income, ensuring accessibility for a broad range of residents. In addition, 22 units are designated as permanent supportive housing for individuals at risk of homelessness or those previously unhoused.
The project is being developed in partnership with Marshall Heights Community Development Organization, which will provide on-site services focused on financial literacy, career development and personal growth.
The Waymark is designed to go beyond traditional multifamily housing by integrating resources that promote long-term stability for residents. The inclusion of supportive housing units reflects a broader trend in urban development, where housing projects are increasingly paired with social services to address systemic challenges such as homelessness.
Community-oriented amenities will include a fitness center and multipurpose spaces intended to foster engagement among residents. These features are expected to support both physical well-being and social interaction, aligning with the project’s goal of creating a cohesive living environment.
Located approximately 0.2 miles from the Benning Road Metro station, the development is also transit-oriented, providing residents with convenient access to public transportation. This proximity is expected to enhance mobility and reduce transportation barriers for lower-income households.

Construction on the 109-unit project is now underway, with completion scheduled for late 2027. The timeline reflects the scale and complexity of the development, which combines residential construction with community-focused infrastructure.
The project comes at a time when demand for affordable housing continues to rise in Washington, D.C., driven by population growth and increasing housing costs. Developments like The Waymark are seen as critical to maintaining economic diversity in urban neighborhoods while supporting workforce housing needs.
By incorporating a mix of income-restricted units and supportive housing, the project also aligns with broader policy goals aimed at reducing housing insecurity. Industry observers note that similar mixed-income models are gaining traction nationwide as municipalities and developers seek sustainable solutions to housing shortages.
The involvement of experienced partners such as The NRP Group and the Marshall Heights Community Development Organization underscores the importance of collaboration in delivering complex housing projects that meet both market and community needs.
