CEDAR RAPIDS, Iowa — BuildFactory, a fast-growing construction technology startup focused on off-site fabrication, has raised $4.5 million in pre-seed funding to accelerate development of its AI-native operating system designed to unite the fragmented construction supply chain.
The funding round was led by Building Ventures, a well-known investor supporting innovation in the built environment, along with several strategic partners across technology, construction, and manufacturing sectors.

“We backed BuildFactory because the future of construction is off-site, and that future needs a modern operating system,” said Jesse Devitte, Founder and General Partner at Building Ventures. “Britton knows this industry better than anyone. He’s been in the BIM department, on the shop floor, founded and scaled MSUITE, and now he’s building the platform that finally connects the supply chain from design through the field. Their bet on off-site is not just timely, it’s foundational.”
A New Connected Ecosystem
Founded by former MSUITE CEO Britton Langdon, BuildFactory is tackling one of construction’s biggest challenges—disconnected software, delayed coordination, and costly rework caused by siloed execution.
The new platform begins as a B2B marketplace connecting contractors with vetted BIM and fabrication providers. Future expansion includes a unified “single pane of glass” interface that will sync with key industry systems like Autodesk Construction Cloud and Procore, providing real-time visibility from design through installation.
Langdon says construction’s long-standing workflows have become too inefficient for today’s rapid building demands.
“Every year, construction wastes nearly $500 billion globally on material overruns, rework, and delays, in part because our industry still runs on static files and buried email threads,” said Britton Langdon, Founder and CEO of BuildFactory. “We’re unlocking access to hundreds of BIM departments and fabrication shops and wrapping every transaction in structured coordination, milestone payments, and AI-driven visibility. That means fewer surprises, more predictable cash flow, and a documented audit trail that protects your reputation.”
Addressing Skilled Labor and Capacity Shortages
BuildFactory’s model gives contractors quick access to fabrication resources — a particularly valuable solution as skilled labor shortages continue to strain timelines nationwide.
Instead of expanding their own fabrication capacity — a capital-heavy investment — contractors can use the platform to:
✔ Upload drawings, Revit models, PDFs, or spreadsheets
✔ Match automatically with qualified fabrication partners
✔ Manage delivery schedules and milestone-based payments
✔ Track production and shipments in real time
Early Growth, Real Project Demand
More than 200 U.S. BIM and fabrication shops are already enrolled on the network, including Mechanical, Electrical, and Plumbing (MEP) sector partners. The marketplace went live in September, and the full software suite is expected in Q1 2026. The team says they are already facilitating major data-center fabrication orders, highlighting a fast path to revenue.
“This industry’s complexity is exactly why we are doing this,” Langdon added. “We’ve lived it, from chasing down submittals and RFIs to running a 70,000-square-foot fab shop, to founding MSUITE. BuildFactory connects the supply chain into one intelligent system, cuts hidden waste, and gives everyone, from GCs to field superintendents to shop owners, fewer reasons to worry.”
A Push Toward the Future of Building
Off-site construction continues gaining momentum as contractors look for safer, faster, and more predictable building methods — especially for mission-critical assets like data centers, hospitals, and semiconductor facilities. BuildFactory’s investors believe the timing could not be better.
By enabling fabrication-driven delivery models and streamlined supply-chain coordination, the startup hopes to reduce risk and unlock new production capacity without massive investment.
